What rain-related damp tells you

If damp appears or worsens only after rain, the problem is almost certainly the structure rather than your plumbing. A pipe leak does not care about the weather.

Blocked roof drainage

The most common cause. Drains and outlets collect dust and debris through the dry months. When heavy rain arrives, water cannot escape, ponds on the roof and finds any weakness in the waterproofing.

Failed roof waterproofing

Roof membranes degrade under sustained UV exposure. Cracks and blisters that shed light rain harmlessly will let heavy rain straight through.

Parapet and junction failures

Where the roof meets a parapet is a classic weak point. Sealant fails, upstands crack, and water enters at the junction.

Window and facade penetrations

Perished sealant around window frames lets driven rain into the wall cavity, appearing as internal damp near the reveal.

Balcony drainage

Blocked balcony drains cause water to pond above the waterproofing line and enter the structure.

Why it is worth investigating promptly
