Hidden Water Leak Detection
Concealed leaks behind walls, beneath floors and inside slabs — located precisely with thermal imaging and acoustic equipment, with no demolition required.
Overview
Hidden Water Leak Detection
A hidden water leak is the most damaging kind, precisely because it is invisible. Water escapes behind plaster or under screed for weeks, saturating the structure, corroding reinforcement and feeding mould before a single stain appears on the surface.
By the time you can see it, the affected area is usually far larger than it looks. Detecting these leaks requires equipment that sees through finishes — which is exactly what we do.
We survey the suspect zone with a thermal camera to reveal moisture signatures, confirm with calibrated moisture meters, and use acoustic equipment to locate escaping water inside pressurised pipework. The leak is identified without a single tile being lifted.
Symptoms
Signs you need hidden water leak detection
If any of these sound familiar, it is worth surveying the property before the damage spreads.
- Unexplained increase in your water bill
- Faint running water sound with everything turned off
- A patch of floor that feels warm or unusually cold
- Musty smell without any visible damp
- Water meter advancing while no water is in use
Scope
What the service covers
- Thermal imaging of walls, floors and ceilings
- Calibrated moisture meter verification
- Acoustic detection of pressurised leaks
- Slab and concealed pipe surveys
- Tracer gas for the most difficult cases
- Report with thermal images and exact location
Our method
How we do it
Thermal imaging does not see water — it sees temperature. Evaporating moisture cools a surface, and hot-water lines warm it, producing patterns a trained technician can read. Because ambient conditions in Dubai can mask these differences, we verify every thermal finding with moisture readings and, where the pipe is pressurised, acoustic confirmation before committing to a location.
Every inspection is carried out by trained technicians using calibrated equipment, and you receive a written report with photographic evidence showing exactly where the leak is and what it will take to fix it.
Process
What happens, step by step
You call us
Describe what you are seeing. We advise straight away and book a visit, often the same day.
We survey
A full non-destructive survey using thermal, acoustic, moisture and pressure equipment.
We pinpoint
The source is confirmed with a second independent method, then marked precisely.
You get answers
A written report with images, the cause, and exactly what the repair involves.
Coverage
Available across Dubai
We attend every community in the emirate, usually the same day — including Arabian Ranches, Emirates Hills, Jumeirah Golf Estates, Business Bay, Damac Hills, The Springs, The Meadows, The Lakes, and every other area.
Questions
Frequently asked
Can you find a leak with no visible signs at all?
Yes. Rising bills or a moving meter are often the only clues, and both give us enough to begin an effective survey.
Does thermal imaging work through tiles?
Yes — it reads the surface temperature pattern created by moisture behind the tile, so the tile stays intact.
What if the leak is under the slab?
Slab leaks are routine for us. Acoustic correlation and tracer gas locate them without breaking the floor to search.
How accurate is the location?
In most cases we pinpoint to within a few centimetres, so the repair opening is as small as possible.
