A leaking water tank wastes water and damages the structure beneath it. Here is how tank leaks are found and fixed.

Most Dubai properties store water on site, and a leaking tank causes two problems at once: continuous water loss, and saturation of the structure supporting it.

The signs

Damp on the ceiling or wall beneath the tank. A tank that refills more often than expected. Visible damp on the tank exterior or its base. Continuously running water bills. Damp in a rooftop plant room. Occasionally, a drop in water quality if contamination is entering through a defect.

What fails

Seams and joints on sectional tanks are the most common point. Inlet and outlet connections loosen or corrode. Float valves fail, causing continuous overflow that mimics a leak. Tank liners crack with age. Structural cracks develop in concrete tanks.

An important distinction

A failed float valve produces exactly the same symptoms as a leaking tank — constant water use and overflow — but it is a cheap fix rather than a tank repair. Checking the valve first is always worthwhile before assuming the worst.

How leaks are located

Level monitoring with the inlet isolated establishes whether the tank itself is losing water. Thermal imaging of the surrounding structure shows where water is tracking. Dye testing confirms the specific defect.

Repair considerations

Any repair to a potable water tank must use materials certified safe for drinking water. After repair the tank should be cleaned and disinfected before returning to service.
