Water Seepage

Seepage is water entering through the structure rather than escaping from a pipe — a different problem with a different repair. We tell you which one you have.

Water Seepage Bg — Leak Finder Dubai
Overview

Water Seepage

Water seepage is frequently confused with a plumbing leak, and the confusion is expensive. Seepage is water migrating through the building fabric — walls, roofs, foundations, balconies — usually because waterproofing has failed or was never adequate.

Repairing pipework will do nothing for a seepage problem, and re-waterproofing a roof will not stop a leaking supply line. Establishing which you are dealing with is the first and most valuable step.

We investigate the moisture pattern, test the plumbing to rule it in or out, and identify the true path water is taking into the structure.

Symptoms

Signs you need water seepage

If any of these sound familiar, it is worth surveying the property before the damage spreads.

  • Damp that appears or worsens after rain
  • White salt deposits (efflorescence) on walls
  • Damp rising from the base of a wall
  • Blistering paint or crumbling plaster on external walls
  • Persistent damp in a basement or ground-floor room

Our method

How we do it

Seepage follows weather and gravity; plumbing leaks do not. We look for that correlation first, then map moisture to establish the direction of travel — a wall wet at the base and drier at the top suggests ground moisture, while damp spreading downward from a terrace points to failed waterproofing above. Pressure testing the plumbing in parallel definitively rules a supply leak in or out, so you are never guessing between the two.

Every inspection is carried out by trained technicians using calibrated equipment, and you receive a written report with photographic evidence showing exactly where the leak is and what it will take to fix it.

Process

What happens, step by step

01

You call us

Describe what you are seeing. We advise straight away and book a visit, often the same day.

02

We survey

A full non-destructive survey using thermal, acoustic, moisture and pressure equipment.

03

We pinpoint

The source is confirmed with a second independent method, then marked precisely.

04

You get answers

A written report with images, the cause, and exactly what the repair involves.

Coverage

Available across Dubai

Questions

Frequently asked

How do I know if it is seepage or a leak?

Seepage usually tracks with rain or ground conditions and appears on external walls; plumbing leaks run continuously. We confirm with testing rather than assumption.

Does seepage happen in Dubai given the low rainfall?

Yes — irrigation, ground water, AC condensate, pool surrounds and failed balcony waterproofing all cause seepage year-round.

Can seepage damage the structure?

Over time it corrodes reinforcement and degrades concrete, so it is worth addressing early rather than repainting repeatedly.

Do you fix seepage as well as diagnose it?

We diagnose it precisely and can carry out or arrange the appropriate waterproofing repair.
