Thermal leak detection uses an infrared camera to visualise surface temperature. Because moisture changes how a material holds and loses heat, wet areas show a different thermal signature from dry ones — even through tile, plaster and paint.
It is fast, entirely non-destructive, and covers large areas quickly, which makes it the ideal first pass on almost any leak investigation.
The camera is only as good as the technician reading it, though. Thermal images are full of false positives — shadows, sunlight, materials of different density — so every finding we make is verified with moisture readings before we call it a leak.

Cold-water leaks appear through evaporative cooling, which is subtler and can be masked in warm conditions. We control for this by surveying at the right time of day, comparing against unaffected reference areas, and confirming with a moisture meter — never diagnosing from the camera alone.
