Balconies are exposed, heavily used and frequently under-specified. They are a common source of leaks into the rooms below.
What goes wrong
Failed waterproofing. Beneath the tiles there should be a membrane. Once it cracks, every wash-down and rainfall puts water into the slab.
Blocked or badly positioned drains. Water ponds instead of draining, then finds any weakness.
Incorrect falls. A balcony that does not slope toward its drain holds standing water permanently.
Threshold failures. Where the balcony meets the door, water tracks back inside.
Cracked grout and screed. Thermal movement opens paths straight to the membrane below.
The warning signs
Ceiling staining in the room beneath, damp on the wall below the balcony, lifting or hollow-sounding tiles, rust marks or spalling concrete on the soffit, and water pooling after rain or cleaning.
How it is diagnosed
Moisture mapping below establishes the extent. Thermal imaging shows the spread pattern. Controlled flood testing of the balcony while monitoring below confirms whether the balcony is genuinely the source, or whether water is arriving from elsewhere and simply appearing there.
Why prompt action matters
Water in a balcony slab corrodes reinforcement. Left long enough, this causes concrete spalling and a structural repair far more expensive than re-waterproofing.
