Buried pipe leaks are among the most wasteful and the hardest to spot, because the water disappears into the ground with no visible sign at all.

Signs of an underground leak

A high water bill with nothing visible indoors, a meter that moves with all internal outlets closed, an unusually green or soggy patch of garden, dropping mains pressure, or sinking and lifting paving.

Step 1: Confirm the leak exists

Close every internal outlet and watch the meter. Continued movement proves water is escaping somewhere on the supply. This simple test avoids expensive searching for a leak that is not there.

Step 2: Isolate the zone

Shutting off sections in sequence — irrigation, pool, external taps, internal supply — and re-checking the meter identifies which zone is losing water. This narrows a whole property to one line.

Step 3: Acoustic surveying

Water escaping under pressure makes a distinctive sound that carries through soil and paving. Ground microphones amplify it, and correlation equipment measures the tiny difference in arrival time between two sensor points to calculate the position mathematically.

Step 4: Tracer gas where needed

Where the pipe is plastic or ground conditions muffle sound, tracer gas gives a definitive answer. A safe hydrogen-nitrogen mix is introduced into the drained line, escapes through the leak and rises to the surface, where a detector picks it up.
