Thermal imaging is one of the most useful tools in leak detection, and one of the most misunderstood. It is worth knowing what it actually does.
Cameras see temperature, not water
An infrared camera measures surface temperature. It cannot see through a wall and it cannot see water. What it sees is the temperature pattern that moisture creates on the surface.
Why moisture changes temperature
Two effects make leaks visible. Evaporative cooling makes wet material cooler than dry material around it. And a hot water line leaking behind a surface warms that surface. Both produce a pattern a trained technician can interpret.
What a leak looks like thermally
A genuine leak usually appears as an irregular patch with soft edges, often widest near the source and tapering as it spreads. It is a distinctive shape once you have seen enough of them.
The false positives
This is where experience matters. Sunlight on a wall, a stud behind plasterboard, a cavity, differing materials and recent cleaning all create thermal anomalies that look like moisture but are not. Reading an image without accounting for these leads to wrong conclusions.
Why we always verify
We never diagnose from the camera alone. Every thermal finding is confirmed with a calibrated moisture meter, and where a pressurised pipe is suspected, with acoustic equipment. Using two independent methods is what makes a finding reliable.
Where thermal imaging excels
It covers large areas fast, works entirely non-destructively, and provides visual evidence for reports. As a first-pass survey tool it is hard to beat — it just should not be the only tool.
