Water coming through a ceiling is urgent. Beyond the visible damage there are real safety considerations, so the order you do things matters.
What to do immediately
Switch off electrics in the affected area. Water near light fittings or in a ceiling void is a genuine electrical hazard. Isolate that circuit first.
Contain the water. Place containers beneath the drip and move furniture and belongings clear.
Do not pierce a bulging ceiling. A sagging ceiling holds a significant volume of water and can collapse. Keep clear and let a professional handle it.
Photograph everything. If a neighbour or insurer is involved, contemporaneous evidence is valuable.
The four likely causes
AC condensate. The most common cause in Dubai. A blocked drain overflows in the ceiling void.
The apartment above. A bathroom or kitchen leak upstairs tracks down through the slab.
Roof. On top floors, failed waterproofing or rooftop plant.
Building services. Shared pipework running through the void.
How the cause is confirmed
Timing is diagnostic. AC leaks track with cooling demand. Rain-related leaks follow weather. Supply leaks run constantly. Drainage leaks appear only when a fixture upstairs is used. A survey tests these deliberately and confirms thermally.
Why speed matters
Water sitting in a ceiling void saturates insulation, damages the structure and risks collapse. It rarely improves on its own.
